Exterior

The private garden extends for approximately 2,000 sq m and is planted with an olive grove, harmoniously blending with the vineyards of the agricultural property. Access is via a driveway gate shared with the adjacent wine cellar while a second gate provides exclusive access to the villa. Some farm buildings within the property are reserved for staff. Occasionally, winery vehicles (such as tractors) may pass along the rear edge of the garden to access the fields. The proximity to the ring road may cause occasional noise, but this does not compromise the comfort of the villa.
The private, fenced pool can be reached in just a few steps across the flat garden. Rectangular, it measures 12 x 6 m with the depth ranging from 1.40 to 1.90 m. Lined with tiles and accessed via a metal ladder; internal and external lighting. The surrounding stone solarium is equipped with sunbeds, umbrellas and a cold-water shower. Open from the last Saturday in April to the first Saturday in October.

The villa extends over three floors for a total surface area of approximately 400 sq m.
