Located just a few hundred meters from the ancient walls of Todi, a medieval hilltop town renowned for its historical charm and breathtaking views. The villa’s location offers easy access to some of Umbria’s most iconic destinations, including Perugia, Orvieto, Assisi, Spoleto, and Montefalco. Its proximity to the E45 highway also makes day trips to Rome and Florence convenient. Essential services, supermarkets, and shops can be found in Todi, and the elevator to the historic center is just about 300 meters away.

Exterior
Fully fenced, the villa is located along the avenue leading to the historic center of Todi, on a hill at 325 meters above sea level. The garden, about 750 square meters, features a green lawn and olive trees, which are the true stars of the landscape; the area between the pool and the villa is set up for outdoor dining, with a table, chairs, umbrella, and portable barbecue; several shaded areas in the garden create inviting spots for reading or relaxing. Just beyond the iron automatic gate, there is a parking area with two uncovered parking spaces; on the opposite side, a pedestrian gate provides direct access to the main entrance of the house.
The pool is located 5 meters from the villa and on the same level; freeform shape; dimensions: 6 meters in length and width ranging from 5 to 2.50 meters, with a constant depth of 1.30 meters; PVC lining in grey/blue color; chlorine purification system; equipped with a counter-current swimming system. Access via a submerged Roman staircase; terracotta pool terrace furnished with sunbeds, deck chairs, and an umbrella; internal and external lighting. Open from the last Saturday in April to the first Saturday in October.
